Collecting an initial holding deposit and first month’s rent to secure the tenancy
Collecting Security Deposit from the new tenant of one and a half month’s rent and placing it with the Government-approved Deposit Protection Scheme (DPS)
Arranging Energy Performance Certificate, (EPC), Gas Safety certificate and inventory Advising you of your HMRC obligations including Non-Resident Landlord schemes
Encouraging good tenants to extend their lease and achieve rent increases as appropriate
Notifying utility companies, council tax and water rates of the new occupiers at the beginning and end of the tenancy
Monthly collection of rent, issue of statement and transfer of net funds to you
Providing detailed property inspections every four months and written reports updating you on the condition of your property and feedback on the current tenancy
Settlement of property related invoices in connection with the above
Arranging routine maintenance and emergency repairs as necessary with our extensive network of fully insured contractors
Issue monthly statements
CHARGES
An inventory is prepared by an independent inventory company and costs between
£96 to £156 (£80 to £130 + Vat)
This is always paid by the Landlord
The check out charge is paid by the Landlord and is £108 to £192 (£90 to £160 + Vat)The check in charge is paid by the tenant.
